House Rules

We are committed to providing a safe and enjoyable environment for everyone. To ensure this, we kindly ask you to adhere to the following rules:
CAR PARKING:
Please ensure you are using your assigned car park. Your room number is the same as your car park number.
SMOKING / DRUGS/ ALCOHOL:
Smoking or vaping is not allowed inside the property. The fire alarm WILL GO OFF. Only use the designated area for smoking and vaping.
If your room causes the fire alarm to go off from smoking in your room, you will be charged for the call-out of approx. $350.
All of our smoke alarms are wired in, so please don’t try to remove them.
Illegal drugs of any kind are not permitted within the accommodation or on the premises.
No Public Drinking: Please enjoy your beverages within designated areas only.
Drink Responsibly: Excessive drinking is not permitted. You will be asked to leave the premises.
Maintain Good Behaviour: Inappropriate behaviour will not be tolerated and may result in removal from the premises.
NOISE:
There should be no excessive noise between 9 pm and 8 am. Please be mindful of other people staying in the accommodation. Remember your neighbours are right beside you so keep TV sound low, music down and voices down.
KEYS:
Please put the key back into the lockbox on your departure, they are not to leave the property. If it gets lost we may charge for replacement.
VISITORS:
Visitors are welcome but are not allowed to stay at your accommodation overnight. If you have a visitor who wishes to stay, please call Liz at 021 225 3253.
If any visitors cause any damage or mess at the property, you will be liable to pay for this and make right the damages.
KITCHEN:
We offer a communal kitchen that has well-appointed cooking facilities. Please label your food and store it on appropriate shelves in the fridges and cupboards.
We supply plastic bins in the kitchen for your dry foods.
Do not take food that is not yours. This will be an immediate breach and may be asked to leave.
Please clean up after yourself after preparing and eating food. Wash, dry, and put away your dishes, and wipe them over the bench and in the table area you were in. If you need any extra clean cloths or tea towels please ask.
Any plates removed from the kitchen must be returned at the end of the day. We don’t want dirty plates stored in the bedrooms; it encourages insects and rodents.
RUBBISH/ RECYCLING:
Please use the correct recycling and rubbish in the bins provided, and keep the lid closed. The red lid is rubbish, the yellow lid is recycling, and the glass bin is brown which takes glass jars and glass bottles. Lids go in the rubbish ( red lid bin).
LAUNDRY:
Two washing machines and a dryer is on-site. The cost is $4 ( 2x $2 coins). There is also a huge washing line behind the units which is ‘free’.
YOUR PROPERTY:
Tō Tātou Kainga holds no responsibility for the loss, theft, or damage to your personal belongings.

Each party must provide their full name, email address and mobile phone number if they have them.
TENANTS RESPONSIBILITIES
Pay the rent on time each week.
Keep the room clean and tidy, and notify Liz when any repairs are needed
No one under the age of 18 is to stay on the premises
Do not disturb the neighbours or other tenants
Do not alter the unit/ room without the consent of Liz.
No pets are to be on the premises
Don’t use the room and premises for any unlawful purpose
Leave the room clean and tidy, and clear the property of rubbish and possessions at the end of the tenancy, there will be an extra charge if your room has been left in an unclean state.
At the end of the tenancy, leave all keys and such things where requested. Leave all chattels supplied.
NOTICE TO TERMINATE YOUR STAY WITH US
To terminate the tenancy give Liz one week’s notice. This can be text or WhatsApp, phone call or written notice. My number is 021 225 3253.
Liz may terminate the tenancy immediately if the tenant has caused or threatened to cause serious damage
to the premises or serious disruption to other tenants, or has endangered or threatened to endanger people or property.
The landlord may terminate on 48 hours’ written notice if the tenant is using the premises for an illegal purpose,
has abandoned the room, or has not complied with a 10-day notice to pay rent arrears.
The landlord may terminate your stay by giving 28 days in writing( text or email) if no reason is given.
DAMAGE TO ROOM THROUGH CARELESS BEHAVIOUR
If tenants or their guests damage the property as a result of careless behaviour, the tenant is liable
for the cost of the damage up to four weeks’ rent or insurance excess (if applicable), whichever is lower.
